Thank you for considering using me for your property management needs. I grew up in the real estate business, my mom Suzanne Stofer, opened Pacific View Real Estate in 1984. I got my real estate license in 1996 and joined the family business. When it was time to renew my license, I chose to get my real estate brokers license rather just renew my agent license. I have been doing property management and sales since the beginning. My business is past clients and referrals, I only take on what I can handle personally.
I enjoy property management especially since I am an independent and not with a large company. Being with an independent company I can tailor my job to each client needs, and not try to fit everyone into a “box”.
In my opinion one of the things that makes a successful property manager is more than just the technology, it is about building relationships both with owners and tenants. As such, I am available by phone, text, email and in person meetings. With that being said, I try to combine both “old school” management and “new school” technology.
As times have changed since I got in the business, I too have changed my systems to make sure everyone has easy access, and everything is transparent. I am now using a software program called Buildium which has been a fantastic change for owners, tenants and myself! Each owner and tenant is provided a website with access to log in to the program at any time.
As a tenant they can log in any time, pay rent and set up the rent auto pay if they choose as well as see a tenant statement with charges and credits. They are able to make tasks/request for repairs see a copy of the lease or other pertinent documents and see any announcements for the property.
Since some people are not as comfortable doing things online, tenants also have the ability to pay rent at my office with a 24hr secure mail slot or if they want to pay with cash they can make an appointment. I have told all my tenants that if an emergency comes up at the property to call/text me so I can assist them right away.
As an owner you will have access to your owner portal as well. All items on the owner portal are real time. You will have access to financials, rental owner ledger (shows all owner draws), shared documents (leases, receipts etc) shared tasks (incoming requests, updates…if you want these) and reports. In the reports you can access just can access anything you want. However a phone call is always welcomed.
